When you invest and extend your real estate portfolio throught Stake, the journey begins with a property listing that typically stays up for 30 days (though popular properties often get funded much faster!). Once enough investors commit their funds, Stake creates a Special Purpose Vehicle (SPV) in the Dubai International Financial Centre (DIFC). This legal entity ensures all investors are officially registered as property owners through their shares in the SPV.

The exciting part comes when you start receiving your share of the rental income directly in your Stake wallet. While they aim to distribute this money quarterly, sometimes you might even see monthly payments! You have two main ways to earn returns:

1. Property price appreciation (when you sell, you get more money)
2. Rental income (monthly or quarterly distributions)

Here’s how Stake calculates your earnings after you’ve invested and received the title deed


They collect rent from tenants (both long and short-term rentals are included) and cover necessary expenses like building maintenance, property management fees, insurance, and Stake’s annual administrative fees. The remaining profit is then distributed to investors like you and me.

Once you see that sweet rental income in your Stake wallet, you have tow options: 

1. You can either withdraw it to your registered bank account (hello, extra cash!)

2. Or reinvest it into another Stake property to grow your portfolio. The platform offers a secure experience with 2FA authentication, and you can access it on both your phone and laptop.

One important aspect to keep in mind is the exit windows. 

While you can’t sell your investments at any time, Stake provides specific exit opportunities where you can sell your investment. You can even set a reminder in the app for these windows. What you can always do is deposit your free balance in your bank account or reinvest in other properties to enjoy the benefits of compound interest.

At the end of your investment term, here’s what happens:

Stake sells the property, you receive your share of the sale proceeds, any transaction costs are deducted, your investment is officially closed (hopefully with a nice profit!), and the SPV set up for the property investment is dissolved.

I’ve found property investing through Stake to be a fantastic way to earn passive income and grow my wealth over time. I also like that I have investments in Dirham and the Arabic region!
